Furnish to Rent
For any landlord who wants to rent a property, there are two choices.
1- to rent unfurnished
2- to rent Furnished
Furnishing a house or flat can be very expensive
In either case you will have to provide some basics –
Washing Machine
Cooker
Dryer
TV
Beds and bedding
Shower Cubicle
Kitchen Fridge,Microwave, cooker
Curtains and carpets
You should be aware that the furnishings if they are modern and well looked after can seriously help you let your property quickly.
This is very much the case if you are aiming at young couples who wil already have decided that they like IKEA !
You should always list these by type and model number (including serial number) on your tenancy agreement.
Rental unfurnished is simple – the tenant has to supply their own furniture and bedding,linen etc.
A rental furnished property will need complete furnishing –
Ikea Furniture is a good choice as it is cheap,durable and easy to carry and fit.
If you do not feel up to self assembly, most Ikea Stores have contacts with local tradesmen who will build things for you for a reasonable fee on site.
Take my tip and have furniture delivered by the vendor - its a LOT easier .
Furnishing a rental property can be time consuming and often confusing.
You will need :
A bed dressing table and wardrobe or chest for each bedroom
These are currently available :
Kitchen Cupboards and storage units
Dining table and 4 chairs
Sofa, easychair, coffee table bookcase and tv stand for living room.
You may also want to include Mirrors (makes the rooms look bigger)
Pictures and more storage
As you will still be spending a considerable sum at Ikea it maybe possible for them to do some basic interior design work for you – so take along a plan of the apartment or house.
Usually when renting a house, the landlord has many other things to think of so that is a great time saver for you.
Some property rental companies offer to furnish your house/apartment and obtain a higher fee.
It is worth working out if this is worthwhile for you.
It is also possible to rent furniture yourself to avoid the investment in furniture...
Remember though that furniture from this site is usually at a huge discount from retail prices
A small (two seater) sofa will make the living room look bigger
It is generally a good idea to drop in to the property without warning every 5 or 6 weeks to ensure that the tenant is looking after the place properly.
